Tips on Hunting for Apartments

A time comes for most of us to start searching for an apartment. That is the time a renter will start worrying whether he would be able to find his dream apartment or at least a very close match to it. But we can assure the prospective renter that your actual problem would be not so much in finding a good apartment, as to how to choose one out of so many lucrative and attractive options available.

With a view to finding the ideal apartment for the renter, we can give you a few tips for hunting. As step one, we would suggest that you allocate funds for it. Then it is just a question of moving within this budget to compromise on the most perfect apartment for you deciding among the other pros and cons on style, extent of luxuries, amenities, floor space, location etc presented by the other available propositions.

Allocation of Funds

Except for just a handful of prospective renters for whom the total cost or the monthly outlay on a good apartment are of no significance, for the majority however, the biggest constraint preventing them from realizing their dream target is the financial aspect.

The prospective renter should calculate the maximum amount he could set apart for paying for an apartment on an average monthly basis. In arriving at this amount as accurately as possible, you could begin from your present take home pay and add to it any significant raise in emoluments or any other additional income you are likely to receive in the coming months.

Next, jot down and add up all your estimated monthly outgoings on utility bills such as gas, water, electricity; then what you spend on food, entertainment, medical, life insurance etc. To be more conservative in your estimation, add another 10% of the total outgoings for any emergencies and contingencies. You gross income, i.e., (take home pay plus any other additional income) less your total monthly outgoings (as already described above) would give you the amount you could set apart monthly to pay for a cozy apartment.

Analyze and Study the pros and cons of Properties available

Once there is an accurate budget to be guided by, the renter can now start the real hunting process by scrutinizing local newspapers, magazines, and the internet for best matches within his budgeted range.

However, the budget should not prevent a renter from targeting some good apartments a little above the range of his purse strings, for he could later re-consider making some adjustments to his monthly expenditure pattern by cutting off or reducing some other expense item in favor of a higher allocation for a better apartment; or the renter could successfully re-negotiate the monthly installments on an apartment.

A this stage you may depend solely on the strength of the advertisements without going on any actual apartment hunting, for what is more important now is to shortlist your range of apartments by eliminating those far below and far above the scope of your budget for the financing of the best apartment from your available financial resources.

The Physical Hunt

With the final list in his hand, now the renter can launch on the process of actually seeing and feeling these properties to ascertain their suitability in real terms, which up to now were confined only to mere statistical data on a shortlist.  The experience gained from actually inspecting these apartments will give you the knowledge of the going rates in a given area or for a particular type of house, the building materials used and their finishes, floor area, age, landscaping and laid out gardens, balconies and roof terraces and immediate surroundings and neighborhood etc.

Furthermore, as you move from one apartment to another in your hunting expedition, and with every property visited, you will learn to discern between the amenities and facilities available in different properties and you will gain vastly in confidence to renegotiate terms and conditions with the owners or leasing agents. Other things being equal, the scales could tip in favor of one apartment over another solely on the strength of the conveniences and amenities offered.

We do not promise that by this process you will be able to re-negotiate far reaching differences in the prices, but sometimes it may be just enough for you to actually move to the apartment of your dreams rather than settle for the second best!
